The numbers here may slightly vary from what I show due to the Fast Stats report being frozen at a specific point in time whereas, InfoSparks, on the other hand, continuously updates as MLS records are corrected, delayed closings are entered, listings are canceled, etc.

From the editor

Summer is fully here and honestly, I'm not mad about it. The longer days, the slower pace, the excuse to eat outside every chance I get. I hope your July is off to a good start, whether you've got a trip planned, a backyard project in the works, or you're just trying to make it to Friday with a cold drink in hand.

If you’re new here, this is the Monthly Edit. It’s where I share what’s happening around town, a few local things I’m loving, and a simple market pulse for anyone who likes to stay in the loop. Easy to skim and always local to the greater Huntsville area.

Snaps from last month

Last month I hosted an open house in Madison, celebrated my sweet Grandmother’s birthday in Downtown Huntsville with her and the family, and supported local businesses and artisans at The Village of Providence farmer’s market.

Madison County Market Snapshot

Source: Valley MLS InfoSparks as of July 15th

  • 769 Sold Listings (up 10.5% from May to June)

  • 2,450 Active Listings (up 2.7% from May to June)

  • $345k Median Sold Price (down 1.2% from May to June)

  • 42 Average Days on Market (down 12.5% from May to June)

I'm seeing a good jump in activity from last summer. It's still a fairly balanced market here in Huntsville as of now with a 4 months supply of inventory currently. Homes are selling relatively quickly in this area at an average of 42 days on the market.

Thinking about buying this summer?

Summer is one of the most competitive times to buy in Huntsville. Inventory is steady, families are trying to move before the new school year starts, and the best homes don't sit long. The buyers who win this season aren't always the ones with the biggest budget. They're the ones who come in prepared, with financing locked, priorities clear, and an agent who can read the room.

If a summer move is on your radar, I’d love to discuss what it could look like for you.
